Starting with apartments ""comparable"" to 138 W. 10th. Some of these are having open houses (indicated below) and if you go please feel free to put my name down as your agent:
*** 51 Morton Street, Apt 3A - The building allows subletting right after you close - the most lenient sublet policy out there. Morton Street is a much better location - very quiet tree lined street, fantastic. This building is not as nice as 138 W. 10th - no roof deck or laundry, but this apartment is a bit bigger and better laid out. It needs work and does get light - not tons but it's there. They are also asking more at $469K and the maintenance is also much higher at $867 but these numbers are a fair trade off for an unusually flexible sublet policy like this one. This is definitely one you should see. Open House tomorrow 10/25 from 2-3:30pm.
102 Bedford Street, Apt 11 - interesting building and objectively a better location the 138 W 10th. Not quite as good a layout but only ask $425K with a $651 monthly maintenance. These are Coops and the maintenance charge includes common upkeep of the building and real estate taxes in each case. They are having an open house this tomorrow, Sunday Oct 25 from 2:30-3:30pm. This is one you should see if for no other reason to help put the others in perspective.
177 Thompson Street, Apt 18 - This is on the 5th floor of a walkup just below Bleecker Street. The usual payoff for walking up to the top floor is better light and /or views. I've not seen this apartment yet but they claim it's renovated and have just reduced the price to $425K. The maintenance is on the high side at $890 a month so this one should also be negotiable, perhaps even just under $400K.
22 Cornelia Street, Apt 13 - Cornelia is a small street that runs between West 4th and Bleecker. This building is also very well run - the coop board there is more conservative financially about whom they approve. One perk here is the large common back yard with tables and a grill - good stuff. This one has been renovated and is only asking $425K.
51 Jane Street, Apt 5 - not a jr one bedroom but a studio in a nice location too. The ask price is $450K but the maintenance is less at $559K.
227 West 16th, Apt 3RW - is not a nice a building but much less expensive ask price @ $375K. It's cheaper also because the location is not as prime and apparently also needs work because there are no pictures inside the apartment. They are also say the owner is motivated so this one may close in the lower $300K range. Many buyers have shopped in the West Village and bought just over the border on W. 16th Street because it's much less expensive.
I'll also mention one more at 64 MacDougal Street even though it's In Contract because there may be another one in the building. The ask price was $399K - not as good a location or building but fun space.

As I mentioned we've specializing in the Village market for the past 8 years. I'm sure I could make more money doing other things but I love working there by far the most.
Here's the link to a market study of currently available studios and jr one bedrooms in the Village asking under $600K. Studies like this help put things in perspective so you can start to understand what the market offers. I've been in most of these buildings and seen many apartments so please feel free to ask me any questions about anything you see on line etc - we're happy to help you with anything.
One of the 1st steps is finding out a range of what you can afford. If you'll be getting a mortgage than it's a good idea to speak with a couple of resources to see what a bank will lend you. This is based on how much money you make, have and owe, among other things. You'll also need an attorney to work with. You may have these folks all set to go or you can get recommendations from friends etc. Here are 2 very good sources for mortgages:
